Pathwaize vs. ForesightCRM: New AI CRMs for Real Estate Investors

Two AI-focused investor CRMs, two different foundations. Examine published features, AI pricing, operational fit, and the questions a growing team should ask.

THE SHORT ANSWER

Pathwaize and ForesightCRM both market AI-driven real estate acquisitions, but they take different approaches. Pathwaize discloses a HighLevel foundation with an investor-specific layer. ForesightCRM describes its own custom-built platform with a foreclosure focus and separately priced AI agents. Compare the working product, full usage costs, and team handoffs—not just the promise of automated appointments.

A seller calls while you are in an appointment. A prospect replies to an old text. An auction date changes while your acquisitions rep is preparing an offer. These are concrete problems for an investor CRM to solve. “AI-powered” only matters if the system handles those moments accurately and leaves the next person with enough context to act.

Our first New on the Block report examines Pathwaize and ForesightCRM. This is an introduction to their published approaches, not a claim that either has passed our operational testing. Pathwaize states a 2025 founding date; we did not independently establish ForesightCRM’s launch date. “New on the Block” is our series name, not a verified product-age ranking.

Pathwaize: an investor layer on HighLevel

Pathwaize’s About page identifies Chris Bounds as its founder and CEO. Its technology explanation is unusually useful to a buyer: it explicitly identifies HighLevel as the foundation for the CRM database, communications, calendars, automation, websites, and AI engine. Pathwaize describes its contribution as investor workflows, Sam AI, Atlas data, direct mail, intelligence tools, onboarding, and support.

That distinction matters. You are evaluating both a platform foundation and the team configuring and extending it for your business. An established underlying platform does not, by itself, verify a vendor’s configurations, support quality, or data products. Equally, building on another platform is not evidence that a product lacks value.

The practical appeal is consolidation: lead capture, voice and text follow-up, property information, and signatures without as many separate logins. The practical test is whether consolidation preserves the choices your company needs. Ask what happens if you prefer another phone system, need a workflow the default setup does not cover, or want to export records with their conversation and document history.

ForesightCRM: a foreclosure-focused acquisitions pitch

ForesightCRM’s homepage identifies Devin Robinson as its founder and describes use within his wholesaling company, People First Property Solutions. It says its software is custom-built rather than a branded HighLevel instance. We can report that architecture claim; confirming it technically would require more than inspecting a marketing page.

The more distinctive buyer question is foreclosure workflow. Its materials emphasize county and trustee filings, auction countdowns, and outreach tied to seller timing. A team sourcing foreclosure opportunities should ask for a demonstration in its actual counties, including how postponements, duplicate records, and stale coverage are handled. Broad property-record coverage is not the same as a live foreclosure feed in every county.

Do not treat every disposition promise as shipped functionality. The homepage labels Relay, its disposition agent, “coming soon”, while separately advertising buyer-marketplace features. Ask the vendor to show which buyer matching, listing, offer-management, and autonomous outreach functions you can use today.

Budget for the AI you actually intend to use

ForesightCRM’s pricing page lists Starter at $149, Growth at $299, and Enterprise at $799 per month. It explicitly says AI SMS is not included in those standard plans. AI SMS costs $197/month; AI Voice costs $299/month, including 500 talk minutes, followed by $0.50 per additional AI minute.

That makes Starter plus both agents $645/month, or Growth plus both $795/month, before additional usage, county-data subscriptions, taxes, or other applicable charges. The homepage separately advertises county-data subscriptions at $75 per county per month. Ask which data sources your proposed package includes rather than assuming “property pulls” and monitored county feeds are interchangeable.

Pathwaize’s homepage shows a Pro annual-billing equivalent of $164.17/month and says pricing scales with seats and usage. That is not proof of unlimited calling, AI, data, or mail. Get a written estimate using your actual number of users, calls, AI minutes, text messages, lookups, and campaigns. Our first-year CRM budget worksheet helps separate subscription price from implementation and operating costs.

Reviews and Reddit: what the evidence does—and does not—say

We checked Pathwaize’s Software Advice listing, which showed “No reviews yet” at research time. The Trustpilot rating elsewhere on that page belongs to Software Advice itself, not Pathwaize. Pathwaize publishes selected customer testimonials on its own website; those can inform demo questions, but they are not an independently assembled review sample.

Our searches did not establish a substantial independent review sample for ForesightCRM. Its homepage includes testimonials and demo reactions selected by the vendor. A favorable reaction on a demo call is different from a report after months of production use, a migration, or a support incident.

Reddit search surfaced a Pathwaize-branded community. That is not automatically an independent customer forum, and we did not verify its moderation or posters’ affiliations. Readers can also use Reddit’s Pathwaize search and ForesightCRM search to look for newer discussions. These are discovery links, not evidence of a verified Reddit consensus. Limited evidence is a reason to investigate—not a negative product verdict.

Seven things to test before migrating your team

  1. Work one lead through the whole business. Capture a web inquiry, qualify it, schedule acquisitions, make an offer, assign transaction tasks, market to buyers, and record the closing. Identify manual steps and unavailable features.
  2. Interrupt the AI. Have a person take over a conversation. Confirm the bot pauses, preserves context, and does not restart at an inappropriate time.
  3. Test consent and opt-outs. Demonstrate suppression across channels, quiet hours, consent records, and escalation. Carrier registration and an opt-out feature do not establish that every campaign is lawful; get appropriate legal advice.
  4. Challenge the data. Inspect a property you know, compare source dates, and see how corrections and auction changes propagate. AI-generated underwriting requires human verification.
  5. Separate team roles. Test what a lead manager, acquisitions rep, transaction coordinator, and dispositions rep can view and change.
  6. Connect your preferred tools. Ask about supported phone systems, API access, webhooks, plan restrictions, and who maintains each integration.
  7. Export before you import. Request a sample export of contacts, properties, notes, conversations, tasks, and documents. Confirm number-porting procedures and cancellation terms in writing.

Our take: evaluate the operating model, not just the AI

Pathwaize merits a look if you want an investor-configured HighLevel environment with communications and follow-up assembled for you. ForesightCRM merits a look if foreclosure-focused acquisitions and optional AI outreach match your sourcing strategy. Neither should win a migration decision on a homepage promise alone.

For a growing, multi-role investment company, Left Main REI remains our first recommendation to evaluate. Scaling teams need to be especially discerning: their strategies, staffing, and reporting needs change, and lead response is only one part of the operation. Our preference is for an investor-specific operating model spanning leads, acquisitions, transactions, and dispositions, with room to adapt integrations and phone-system choices as the company grows.

This is a fit-based editorial recommendation—not a claim that we measured Left Main REI outperforming these products. Use the same workflow test for all three. Read our investor CRM comparison or request a Left Main REI demo to explore that alternative.

Questions about these AI real estate CRMs

Is Pathwaize built on GoHighLevel?+

Yes. Pathwaize explicitly says it licenses HighLevel for its core CRM, communications, automation, and AI engine, with investor-specific workflows, data products, configuration, onboarding, and support added by Pathwaize.

Is ForesightCRM built on GoHighLevel?+

ForesightCRM says it is a custom-built acquisitions platform rather than a HighLevel white label. This is the provider’s description, not a finding from an independent code audit.

Does ForesightCRM include AI texting in its base price?+

Its published Starter, Growth, and Enterprise plans do not include the AI SMS Agent. As checked October 25, 2026, AI SMS is a $197 monthly add-on and AI Voice is a $299 monthly add-on. Starter plus both costs $645 per month before additional usage, county-data subscriptions, or other charges.

Are Pathwaize and ForesightCRM vibe coded?+

We did not establish reliable evidence about either product’s use of AI-assisted software development. AI-powered product features and a HighLevel-based architecture do not establish that a product was vibe coded or indicate its engineering quality.

Which should a real estate investment team evaluate?+

Pathwaize is worth investigating for an investor-configured HighLevel environment and bundled communications workflows. ForesightCRM is worth investigating for foreclosure-focused acquisitions and optional AI outreach. Validate each with your own lead-to-closing workflow, actual usage budget, permissions, integrations, and export requirements before choosing.

What should a scaling team consider beyond AI lead follow-up?+

Look for clear handoffs among lead management, acquisitions, transactions, and dispositions; role-based access; business reporting; integrations; and a practical exit path. Left Main REI remains The Real Estate Force’s first recommendation to evaluate for scaling investment teams, based on operational fit rather than a measured performance ranking.
